Kitchen Renovation Cost Australia 2026: What Flippers Spend
Kitchen renovation cost in Australia runs from about $8,000 for a cosmetic refresh to $150,000 for a luxury build, and a flipper can afford only a slice of that range. Which slice depends on what the finished house will sell for. That is the question this guide answers.
The author analysed six Australian cost guides published or updated during July 2025 to October 2026, as well as a renovator rule from 2016 and a survey from 2018. Each cost guide published is commercial, and is a renovation business, a lead-generation site, an agency, a property platform and two comparison sites. None of these sources is constructed on measured flipper expenditure. As a result, the spending diagram of this guide is an exemplary table of components, based on a component table from one source. This guide is general advice and should not be interpreted as financial advice.

What Flippers Actually Spend: The Kitchen Renovation Cost Evidence Gap
The closest spends found are those by homeowners, not flippers. Smart Property Investment notes a 2019 Houzz & Home survey reported Australians spent an average of about $20,000 on a kitchen in 2018, up 16 per cent from $17,250 the year before. Your Property Guide reported a later Houzz median of $30,000 as of March 2023.
Notice that both figures are for owner-occupiers. I couldn't find any information for tracking the spending of flippers. In other words, "what flippers actually spend" is totally unmeasured at this point. The one figure that guides published are wishful thinking.
Refrain from doing the extension and instead buy a ceiling. According to renovator and educator Cherie Barber who spoke to Domain in 2016, a renovated kitchen should cost less than about 2 per cent of the value of a property. For a $400,000 home, that's about $8,000. Open Agent also suggest about 2 per cent, although because the rule is a decade old and prices are changing, it should just be taken as a rule of thumb. Columns for 3 and 4 per cent have been added as a sensitivity test.
Kitchen Renovation Cost Ceiling by ARV: The Spend Table
Start with the After Repair Value (ARV). Now use each percentage as a multiplier to find out the most you should be spending on the kitchen before you jeopardize your profit margin.
| ARV | Ceiling at 2% | Ceiling at 3% | Ceiling at 4% |
|---|---|---|---|
| $500,000 | $10,000 | $15,000 | $20,000 |
| $700,000 | $14,000 | $21,000 | $28,000 |
| $900,000 | $18,000 | $27,000 | $36,000 |
| $1,200,000 | $24,000 | $36,000 | $48,000 |
| $1,600,000 | $32,000 | $48,000 | $64,000 |
These figures need to be weighed against the tiers published. Both What's The Damage and Proper Easy also value a cosmetic refresh at between $8,000 and $20,000, a flat-pack kitchen at between $12,000 and $25,000 and a mid-range kitchen at between $25,000 and $45,000.
A kitchen at $25000 is possible within a 2% ceiling only if ARV is at a 1.25mil. At 900K the 2% ceiling is 18K which is a cosmetic refresh. At 4% the ceiling is 36K which lands in the bottom 50% of mid range. It is evident at that ARV the spread does not have the comfort margin to qualify as a "standard" mid range as the guides refer to it.
Reading Six Kitchen Renovation Cost Price Tags
The guides seem to have more polarity than their headlines suggest. The table below shows all of the publishers' tiers as envisioned by the author:
| Source (date) | Budget or cosmetic | Mid-range | Premium | GST |
|---|---|---|---|---|
| What's The Damage (Oct 2026) | $8,000 to $20,000; flat-pack $12,000 to $25,000 | $25,000 to $45,000 | $45,000 to $80,000 | Included |
| Three Birds Renovations (Jul 2026) | $15,000 to $30,000 | $35,000 to $65,000 | $65,000 to $130,000+ | Not stated |
| ProperEasy (Aug 2026) | $8,000 to $20,000; flat-pack $15,000 to $25,000 | $25,000 to $45,000 | $45,000+ | Not stated |
| Your Property Guide (Oct 2026) | $12,000 to $18,000 | $25,000 to $45,000 | $60,000+ | Included |
| Collings (Jun 2026) | From about $15,000 | $25,000 to $35,000 (4 m galley) | Over $50,000 | Not stated |
| OpenAgent (Jul 2025) | $5,000 to $15,000 | $15,000 to $40,000 | $45,000+ | Not stated |
Four sources set the lower limit of mid-range at $25,000. The Three Birds site states the mid-range floor as being much higher at $35,000. Given that Three Birds also teaches renovation courses, this data may reflect the content of the page.
Your Property Guide offers 2 cross references. Following Archicentre's range for 2026 standard fit out is between $23,000 and $49,000 including GST with white goods costing extra. A CKA range for Sydney (excluding GST) suggests range for quality fit outs between $22,200 and $35,600. Location matters: Proper Easy cites the national median at about $35,000 with Sydney 15% to 18% above and Adelaide and Hobart 5% to 10% below.
The Kitchen Renovation Cost Spend Card: Four Scopes Priced
The tables above show ranges. We need a particular number for a given scope. As such four scopes were obtained from a single source: the component table on What's The Damage, last checked in October 2026.
The card does not include flooring, paint, tapware, lighting, design fees or permits. The card includes a 15% contingency which is between the 10-20% recommended by Collings, Three Birds and Your Property Guide.
| Scope | Components used | Subtotal | With 15% contingency | ARV needed at 2% / 3% / 4% |
|---|---|---|---|---|
| Refresh | Cabinet respray, laminate bench, tiled splashback, mid-range appliances | $12,900 | $14,835 | $742,000 / $495,000 / $371,000 |
| Flat-pack replace | Budget cabinets, laminate bench, tiled splashback, budget appliances, plumbing, electrical, demolition | $20,200 | $23,230 | $1,162,000 / $774,000 / $581,000 |
| Mid-range replace | Custom cabinets, stone bench, splashback, mid-range appliances, plumbing, electrical, demolition | $38,100 | $43,815 | $2,191,000 / $1,461,000 / $1,095,000 |
| Premium replace | Premium versions of every line | $69,500 | $79,925 | $3,996,000 / $2,664,000 / $1,998,000 |
All subtotals are within What's The Damage's tier range for that scope. These are used to check the numbers, not necessarily represent real prices.
How to read the card
You will find your ARV under the right hand column of the card. Above the 2 percent line, the scope is in the most conservative category. Between 2 percent and 4 percent, you will require a sale comparable analysis. Anything below the 4 percent figure, you will look to the row above.
For example, for an ARV of $900,000, the refresh option qualifies at 2%. The flat-pack replacement qualifies at 3%. The mid-range replacement does not qualify at any level as its ARV is 4%, which is $1.1 million. Therefore, a better starting point is the refresh option.

The Stale Tag: Kitchen Renovation Cost Tables That No Longer Match the Rules
Some Published Prices refer to products that can no longer be installed. For example, regarding engineered stone benchtops, Collings states that the cost of installation of engineered stone benchtops is $600 to $1,200 per sqm in June 2026. In Australia installation of engineered stone benchtops, panels and slabs has been banned from 1 July 2024 with a ban on importation commencing on 1 January 2025. What's The Damage reported no installations of engineered stone since the ban.
The ban is not a ban on removing engineered stone. Regulation in most jurisdictions that allow a benchtop to be put back once it has been removed for other work. For controlled activities such as the repair, removal or modification of legacy stone, prior notification to the work health and safety regulator is required, as cutting, grinding or drilling are high-risk silica tasks.
For property flippers, the rule may require a rethink of the plans. Keep an engineered stone benchtop that is in structurally sound condition if possible. Removing a sink requires cutting which means you will be triggered by regulators and safety protocols.
Granite or natural stones such as granite will not be banned. As the government documentation doesn't mention porcelain or sintered stone we recommend checking with suppliers and regulators. What's The Damage can advise on the costs of supply and installation: laminate $440 sqm; granite $1,000, porcelain or sintered stone $1,250; marble $1,550. For a 5 sqm bench, this would be $2,200, $5,000, $6,250 and $7,750.
Remember to check how recent the price tables are for: Collings 2026 page is labelled "2024" and Open Agent which updated in July 2025 and uses 2019 Houzz data.
Kitchen Renovation Cost Surprises Behind the Wall
A simple renovation is assumed for this card. However, an opening of a wall can pose a number of issues. What The Damage will point out the factors that do take a good cut of the kitchen budget:
| Adder | Published range |
|---|---|
| Old plumbing, wiring, or asbestos found after demolition | $3,000 to $10,000 |
| Removing a non-load-bearing wall | $3,000 to $8,000 |
| Removing a load-bearing wall (engineering, beam, approvals) | $8,000 to $25,000 |
| Permits for walls, plumbing moves, windows, or doors (Three Birds) | $500 to $2,000+ |
| A 12 m² kitchen against an 8 m² kitchen at the same finish | About 30% to 40% more |
There are added risks of buying an older home. Collings advises to set aside more contingency money for pre-1990 homes because wiring, plumbing and asbestos will be more likely to have problems. Your Property Guide advises a contingency of 10% to 15%, which should be increased to 15% to 20% for structural or older projects. An added 3% to 7% for scope changes is ideal.
Take a hypothetical math: Mid-range replacement: $38,100+5,000 (for non-load bearing wall removal)+15% contingency=Total $49,565. Just so, you will need an ARV of $2.5 million at 2%. One single wall change can make or break a kitchen remodel.
Kitchen Renovation Cost Recovery: What the Return Claims Say
The what you get back on a kitchen renovation can be as wide as $60 to $85, an open-plan kitchen as low as 60% to 80%, 0.6 to 1.2 times the cost of a mid-range kitchen (done by Your Property Guide), and over 90% (openagent). Collaborative consumption Collings reports the range as 60% to 80% and proper easy as 75% to 90%.
Proper Easy also discusses possible disadvantages, such as a high-end $60,000 kitchen with a 55 percent rate of return on investment, or $27,000. These authors do not specify their metrics, and Proper Easy states its sources from Houzz are slightly stale.
These numbers are all about cost recovery, not profit. An 85% recovery says the kitchen returns 85 cents on the dollar. If you view kitchen renovation as one of those factors that improves our marketability, then 85% is not shabby at all. Your Property Guide says renovation adds the most value when it takes a property up to a higher-value buyer group and the least when it is a case of over-improvement for the neighborhood.
Assess the market locally. Proper Easy offers a simple guide that all capital improvements, such as kitchens and bathrooms, should be no more than 70% of the value gained on similar sales. As such, a kitchen worth $35,000 might indicate an increase in value of $50,000. Use realestate.com.au and domain.com.au for a look at sold prices, but bear in mind most data sources including RP Data are three months behind.

Kitchen Renovation Cost and Renovation Costs Australia Wide: Set the Ceiling Before the Quote
Renovating your kitchen in Australia costs published ranges and flipper ranges, and they are different. According to guides, a mid-range remodel costs between $25,000 and $45,000. With a 2% ceiling on a $900,000 ARV, you are capped at $18,000. Renovation costs can be 15% to 18% above the median in Sydney versus the rest of Australia.
Before the quote is submitted, set the ceiling using your ARV and choose the correct scope row. Double check the date and GST basis for each price table. Ask about engineered stone if it exists. Set the contingency funds, more for properties built prior to 1990. The most frequently underbudgeted renovation costs are those related to hidden components. Frequently Asked Questions
How much does a kitchen renovation cost in Australia in 2026?
Published ranges are from $8,000 to $20,000 for a cosmetic renovation and $25,000 to $45,000 for a mid-range renovation. A Premium Kitchen starts from around $45,000, although Three Birds' pricing is higher at between $35,000 and $65,000 (mid-range). Think of renovation costs in Australia as ranges and seek 3 written quotes.
How much should a flipper spend on a kitchen?
Renovator Cherie Barber suggested back in 2016 that flippers should only spend 2 percent of the property value on the kitchen. This gives you about $18,000 based on $900,000 ARV. But, this rule has long been outdated, so test 3% and 4%, too, and look at other sales in the area.
Can I still install an engineered stone benchtop in Australia?
No, engineered stone benchtops, panels and slabs cannot be installed in Australia from 1 July 2024, though existing benchtops can stay in place. If you do remove or alter your benchtop, you need to inform your work health and safety regulator.
Is a flat-pack kitchen good enough for a flip?
Flat-pack kitchens should work for flipping homes. For instance, a budget flat-pack kitchen costs $12,000 to $25,000 (source: What's The Damage). One analysis estimates the cost of a flat-pack kitchen replacement to be around $23,230 (contingency + budget) for a 3% cap for ARV of $774,000.
How much contingency should a kitchen budget carry?
Industry commentators such as Collings, Three Birds and Your Property Guide suggest a contingency of 10-20 per cent. Use the higher figure if the property is pre-1990 and particularly if a significant amount of work on the structure of the property is involved. The spend card used a contingency of 15 per cent.
Does removing a wall add much to kitchen renovation cost?
The time and expense to remove a wall will vary depending on the wall's strength and structure (non-load-bearing or load-bearing). What's The Damage says that removing a non-load-bearing wall may cost between $3,000 and $8,000, while removing a load-bearing wall may set you back $8,000 to $25,000. Many Australian property owners tend to miss the engineering and approvals costs.
Do published kitchen prices include GST?
It depends. What's The Damage and Your Property Guide include GST. The CKA Sydney range cited by Your Property Guide excludes it. Ask every quote to state its basis.
